Roof replacement or roof repair: what should your quote cover?

A recurring leak, slipping tiles or a tired flat roof can make a quick patch feel tempting. Before you commission roofing work, find out whether the problem is isolated or whether the covering and its supporting details need a wider replacement.

When a roof repair may be enough

A localised fault may call for a focused roof repair: a damaged tile, a short length of flashing or a specific junction where rain is getting through. Ask the roofer to identify the route of the water, not merely the stain inside the room. Water can travel before it appears on a ceiling. If the same area has been repaired repeatedly, request an explanation of the underlying condition and the expected life of another repair. A roof replacement is a different decision: it brings the whole covering, underlay, battens and vulnerable edges into the scope.

Compare roof replacement materials and the whole installation

The right covering depends on the roof’s pitch, structure, appearance and exposure. Tiles and slate are familiar choices for pitched roofs; flat roofs call for a system designed for their shape and drainage. Do not compare a tile-only figure with a proposal that includes new underlay, battens, ridge work and leadwork. Ask about chimney and roof-window flashing, ventilation, gutters where the roof meets them, safe access, waste removal and the finish after scaffolding comes down. Those details can explain why two roofing prices for the same address differ.

Ask for a clear roofing quote before you decide

Tell each roofing company which rooms show damp, whether the leak follows wind-driven rain and which roof slopes or extensions are affected. Request an itemised description of essential work, optional upgrades, materials, start conditions and who handles any required approvals. In England, replacing roof coverings can be work covered by building regulations; the government explains when a competent-person installer can self-certify. Requirements elsewhere in the UK and for individual properties should be checked locally. A written scope helps you compare the outcome, not just the headline price.

Check the GOV.UK guidance on building work in England for the cited England-specific rules.
